The real work of a suspended ceiling happens above it. On most commercial jobs the framing has to be set out around ducting, sprinkler heads, exit signage, speakers and structural steel, each with its own trade and its own program.

We set the ceiling height in coordination with mechanical and electrical, hold a true line off the walls, and leave access where the building needs it. Get that wrong and a ceiling set 50mm too low leaves a duct nowhere to go, which is a fortnight of rework nobody budgeted for.

Retail and office fitouts run to deadlines that do not move. A shop handover is tied to a lease start, a trading date and often a centre’s own works program. We have worked in enough shopping centres to know how that goes: night access, hoarding, noise limits, induction paperwork, and a site that has to look untouched by the time the doors open.

In offices the ceiling arrives with company. Partition walls divide the floor plate, bulkheads drop over reception or joinery, and light troughs hide the fittings. Running ceilings and walls with one team removes the handover gap where two trades blame each other for a line that does not quite meet.

Lighting drives most ceiling design. Troffer lights sit neatly into a grid module, while downlights, linear LED and pendant runs need a concealed ceiling with penetrations set out properly. Bulkheads let you drop the ceiling over a bar, a counter or a corridor and lift it elsewhere, which makes a space feel deliberate instead of flat.

We also frame in for vents, return air grilles, speakers and sprinklers so the finished ceiling reads clean rather than cluttered. Nobody notices a grid that lines up. Everybody notices one that does not.

Knauf and CSR cover the plasterboard, including fire rated and moisture resistant boards where the building classification calls for them. Hopkins supplies the sections and accessories that finish a job properly.

Hangers, perimeter angle and main runners go in first, set out to the room and levelled with a laser. Then tiles are laid in, or plasterboard is fixed, set and sanded.
